This Indenture made the 4th March 1755. Between Elizabeth Lowe of Congleton, co. Chester, widow, and Barnabas Lowe, eldest son and heir apparent of
 the said Elizabeth Lowe and Mary his wife of the first part. Thomas Furnival of Congleton gent. of the second part, and Jasper Hulley of the One House 
in Rainow, gentleman, of the 3rd part. Settlement of messuages and lands in consideration of a marriage lately had and solemnised between the said 
Barnabas Lowe and Mary his wife, daughter of the said Jasper Hulley. Lands, principally at Congleton and a messuage in Alderley called the Clock 
house Tenement leased from the late Sir James Stanley Bart.

 in Possession of Jonathan Hooley, (who  hath only an Interest from Year to Year) and are of the Yearly Vale of Thirty Pounds,  subject to a Chief
Rent of 1l. 14s. a Year.

In the name of God Amen. I JONATHAN HULLEY of Rainow in the County of Chester Gentleman being weak in Body but of sound and disposing 
Mind and Memory blessed be Almighty God for the same do make publish and declare this to be my last Will and Testament in Manner and Form 
following First I commend my Soul into the hands of Almighty God and my Body to be decently Buried at the discretion of my Executors herein after 
named hoping for a joyfull Resurrection through the Merits and Mercy of Jesus Christ my Saviour    It is my Will and Mind that my loving Wife MARY 
HULLEY shall in Lieu of Thirds or Dower during hir Life in case she continue a Widow and does not marry again enjoy that part of the One House 
which I now live in and all the Furniture therein as it now stands for hir own separate together with the Field called the Knowl & the Field called the 
Town Moor and sufficient Outbuildings for the standing of three Cows and stable Room for one Horse and as much Hay as will Sufficiently  keep
these three Cows and one Horse during Winter which my Son JASPER shall find and provide  for her during his Life .I give and bequeath to my Son 
JONATHAN HULLEY the Sum of Four hundred and Sixty pounds I give and bequeath to my Son THOS. HULLEY the Sum of five hundred Pounds I 
give and bequeath to my Daughter MARTHA HULLEY the Sum of Five hundred Pounds I give and bequeath to my Daughter MARY HULLEY the 
Sum of five hundred Pounds to be paid to them at three different Times. that is to say Two Hundred Pounds to each of them at or before the 
expiration of twelve months after my decease, to be raised by Sale or Mortgage of some part of my Landed Estate or Estates One hundred pounds to 
be paid to each of them and raised in the same manner at the Death of my Father's Widow MARY HULLEY and the remaining Two hundred Pounds 
to my Son THOMAS and Daughters MARTHA and MARY and the remaining One hundred and sixty Pounds to my Son JONATHAN HULLEY raised 
in the same manner from my Estates at the death of my beloved Wife MARY HULLEY Lastly I give devise and bequeathe (subject to the payment of 
the Legacies beforementioned and Lawful debts and Funeral Expences) unto my Eldest Son JASPER HULLEY, All my Real and Personal Estate of 
what Nature or Kind soever (except the household Furniture to my beloved Wife beforementioned) I herby Nominate and appoint my Cousin HENRY 
CHERRY of the Ridge Hill in Sutton sole Executor of this my last Will and Testament hereby revoking all former Wills by me made. In Witness 
whereof I have hereunto set my Hand and Seal this seventh day of November One thousand seven hundred and eighty five.

Indenture bipartite made 11 Sept 1787 Between Jasper Hulley of the One House within Rainow, co. Chester gentleman, of the one part, and Martha 
Hulley of the same place spinster of the other part, Whereas by indenture dated 26 March 1766 made between the Hon. James  Cholmondeley of 
Rock Savage  co. Chester, Esq., of the one part and Jasper Hulley of Rainow aforesaid gentleman grandfather of the said Jasper Hulley, party hereto 
of the other part the former did lease to the latter those two closes or parcels of land situate in Macclesfield Parke  containing by estimation 2 acres  
and called the Sharpley Fields or Lower Fields and also one moss room? or parcel of moss ground in Macclesfield Park containing half an acre or 
thereabouts, formerly part of Henry Higginbottom’s tenement to hold to the said Jasper Hulley during the lives of John Hulley of Manchester   
gentleman, deceased, Jonathan Hulley son of Jasper Hulley deceased and Martha Hulley daughter of the said Jonathan Hulley, at the yearly (rent) of 
6s. 3d. And whereas by indenture of assignment dated 25 March 1779 made between Jonathan Hulley of the One House within Rainow gentleman, 
administrator of goods &c. of his father the said Jasper Hulley deceased, grandfather of the said Jasper Hulley, party hereto therein mentioned to be 
of the One House within Rainow of the one part & the said Jasper Hulley, party hereto, of the other part it was witnessed that the said Jonathan 
Hulley did assign unto the said Jasper Hulley, party hereto,  the said two several closes &c. to hold to the said Jasper Hulley for and during the lives 
of them the said John Hulley, Jonathan Hulley and Martha Hulley & subject to the said rent &c. And whereas the said Jasper Hulley lately agreed 
with the said Martha Hulley  for the absolute purchase of the said two closes of land &c, for and during the natural life of the said Martha Hulley 
(being the only surviving life now in being in the said recited lease mentioned) at the price of £100. Now this indenture witnesseth that in 
consideration of the sum of £100 paid by the said Martha Hulley to the said Jasper Hulley, the latter hath conveyed to the former the said two closes 
of land &c. then in the holding of Thomas Legh and Son, for the life of the said Martha.

Pages 789, 790. Cheshire – the Manor of Tarporley was anciently in a family which took its name from the town; a moiety of it belonged, as early as 
1307, to the Greys of Ruthin: this moiety, to which the advowson of the church was annexed, continued in the family of Grey till the reign of Henry
VII., when it was sold by the Earl of Kent to Hugh Dennis, and having passed by a subsequent sale to the Hintons, was purchased of them about the 
year 1590 by the Dones who had then for several generations been possessed of the other moiety, having resided at Utkinton-Hall in this parish, 
before the year 1200.  A younger branch of this family was of Flaxyards, in the township of Eaton: on the extinction of the elder branch in the male 
line about the year 1400, the Utkinton estates passed in marriage with its heiress to the Dones of Flaxyards, who removed to Utkinton.  Sir John 
Done, who was knighted by King James at his house at Utkinton in 1617, on occasion of the King’s hunting in the forest of Delamere,(t), of which he 
was hereditary bow--bearer, died in 1619: his only son, John Done, Esq.,  dying either before or soon after him without issue, the estates were 
divided amongst three sisters, Jane, who died unmarried, Mary, wife of John Crewe Esq., and Eleanor, wife of Ralph Arderne Esq. (u).   Upon a 
partition, the manor and advowson of Tarporley, and the manor of Utkinton, were allotted to Jane, the elder sister, who, by a deed of the 12th of 
February 1662, settled these estates to the use of herself for life, with remainder to her sister Mary for life, with divers remainders over; upon the 
determination of which, the premises so settled, were to be divided into six parts; two sixths were limited to Sir John Arderne (then son and heir-
apparent to his sister Eleanor), and his heirs; and the other four  sixths to Henry, Ralph, James, and Philip, younger brothers of the said Sir John, to 
each of them and his heirs, one sixth. These estates became afterwards the subject of litigation in the court of Chancery, and so continued till the 
year 1725, when a partition was decreed between the children of Eleanor, the youngest sister of Mrs. Jane Done (who married Ralph Arderne Esq.) 
in the following proportions: two-sixths of the manors, with Utkinton-Hall, which had then lately been the seat of Sir John Crewe (x), were allotted to 
Sir John Arderne Knight, great-grandfather of John Arden, the present proprietor; one-sixth to Henry Arderne, the ancestors of Mrs Glegg, in  whom 
it is now vested; one-sixth (y) to Ralph Arderne, whose eldest daughter brought it in marriage to Jonathan Hulley; another sixth-part was allotted to the 
dean and chapter of Chester, as devisees of Dean Arderne, who died in 1691, having bequeathed the chief part of his estates to that body; the 
remaining sixth share as allotted to Philip Arderne, and having been devised by him to the Dukinfield family, was purchased in 1773 of Sir Nathaniel 
Dukinfield Bart., by Philip Egerton Esq., of Oulton, father of John Egerton Esq., who is the present proprietor.

XIX JOHN ARDERNE of the OAK in Sutton and of Romsey in Hampshire, was born at the Oak in 1690, and was party to deeds previous to a
recovery of the rent-charge before-mentioned, in 1736, as son and heir of James, son and heir of Philip, fifth surviving son of Eleanor Arderne; 
and dying October 11, 1753, was buried in Macclesfield church.
By his wife Mary, daughter of James Carter of Romsey before-mentioned, who died 26 August 1741, aged 51, and was buried at Macclesfield,
he had two sons, and two daughters, co-heiresses by survivorship; of whom Mary, the eldest daughter and co-heir, was wife of Jonathan Hulley, 
Esq., of Rainow, in Cheshire, whose son and heir Jasper Hulley, sold his share of the Done estates in Utkinton, Willington, and Tarporley.

following First I commend my Soul into the hands of Almighty God and my Body to be decently Buried at the discretion of my Executors herein after

aged 71 years, wanting seventeen days and was Interred on the Saturday Evening following at the Old Church in Macclesfield by the Rev Joseph 
Sharp by the side of her late Husband, according to her desire, under the old One House Pew.

Notes on Local History Written by Walter Smith. Ardernes and Hulleys – The Oak estate in Sutton was owned in the 17th century by a family named 
Broadhurst, and by the marriage of Mary Broadhurst to Phillip Arderne, an younger son of  Ralph Arderne, of Harden hall, near Stockport, Esq. , in 
1564, it passed to him.  He had an only son James Arderne, whose son John Arderne was born 1690 and died  1753, leaving two daughters co-
heiresses, Mary married Jonathan Hulley of the One House, Rainow.
Dr. Ormerod (Cheshire Antiquarian) deduced the descent of the Ardernes of Cheshire from the Ardernes of Warwickshire.  Sir John de Arderne, the 
first male successor of the Cheshire house of Arderne, was the younger son of Eustace de Arderne, or de Watford, of Watford, in Northampton.  
About 1200 Sir John, who most probably married the daughter and heiress of Richard de Aldford, had a grant of Aldford, near Chester, from Randle
Blundeville, sixth Earl of Chester, and in the charter the duty was imposed on Sir John of keeping in repair the Earl’s “haia de Macclesfeild, “ or the 
“Fence of Macclesfield.”
John Arderne, of Harden, who inherited they estates of this family in 1752 preferred to use the name Arden instead of Arderne and the altered form 
became the family name thereafter. It is interesting to observe that Mr. Arderne Hulley, the last Hulley to hold the One House, now deceased,  was so 
named from the fact  the Mary Arderne a member of a younger branch of the ancient and honourable house of Arderne, was married to Jonathan 
Hulley of the One House family.
